Booking Conditions

These conditions apply to stays booked directly with Aura Luxury S.r.l. through our website, by email or by phone. Bookings made through Airbnb, Booking.com, Vrbo or other platforms follow that platform's terms, together with our house rules.
1. Who you contract with
Aura Luxury S.r.l. (VAT IT12007020964) manages each property on behalf of its owner and concludes short-term holiday rental agreements in the owner's name. Stays are for holiday purposes only and do not create a residential lease or tenancy.
2. Prices, VAT and taxes
Prices shown on the website exclude VAT. VAT at 10% is added to the total before payment.
The local municipal tourist tax (imposta di soggiorno) of €4 per person per night (maximum 4 consecutive nights, with exemptions under the municipal regulation) is not included and is charged separately.
Optional extras are charged separately. These include airport transfers, boat services, private chefs and the pet fee of €30 per stay.
3. Payment
A deposit is due at booking to confirm your reservation. The amount is shown in your booking confirmation.
The balance is due 14 days before arrival. Bookings made within 14 days of arrival are paid in full at booking.
If the balance is not paid by the due date, we may cancel the booking under the cancellation terms below.
4. Security deposit
A refundable security deposit is payable on location at check-in. The amount is stated in your booking confirmation and depends on the property. It may be used to cover damage, breakages, missing items, lost keys, extraordinary cleaning, unauthorised late check-out and other charges under these conditions. It is returned after check-out, less any authorised deductions, once the property has been inspected. If costs exceed the deposit, you remain liable for the difference and we will invoice it separately.
5. Cancellation by you
Free cancellation with a 100% refund up to 14 days before arrival (21 days for Villa del Sole).
Cancellations made 14 days or less before arrival (20 days or less for Villa del Sole), no-shows and early departures are 100% non-refundable.
We recommend comprehensive travel insurance.
6. Changes or cancellation by us
If a property becomes unavailable for reasons beyond our control (force majeure), we will use reasonable efforts to offer a comparable alternative, or we will refund the amounts you have paid.
7. In-person check-in and check-out
Every stay starts with an in-person welcome from our team at the property. Check-in is between 15:00 and 19:00.

Arrivals outside these hours, early check-in and late check-out are possible only with our prior written approval and subject to availability.
Check-out is by 10:00 (12:00 at Villa del Sole). An unapproved late check-out may be charged up to €500.
8. Guest registration (required by law)
Italian law requires us to register every guest with the Police (Alloggiati Web) and for the tourist tax. Each guest, including children, must provide a valid passport or ID card before or at check-in. We may refuse check-in if documents are not provided.
9. Occupancy, visitors and events
Only the guests declared at booking and registered may stay overnight, up to the maximum occupancy on the listing. Outside visitors, parties, events, weddings, external suppliers (chefs, photographers, DJs and so on), commercial filming and photo shoots require our prior written approval, and additional fees or conditions may apply. Unauthorised events may lead to immediate termination of the stay without refund.
10. House rules
Quiet hours run from 22:00 to 08:00.
No smoking indoors. Smoking indoors incurs deep-cleaning costs.
Pets are welcome on request.
Children must be supervised at all times, especially around pools, terraces, stairs and the lake.
Please do not move furniture or artwork, or tamper with alarms, pool, heating or technical systems.
Do not flush wipes, sanitary products or food waste.
Property-specific house rules are given at check-in and form part of these conditions.
11. Damage, breakages and missing items
Please report any damage, breakage or fault to us as soon as possible. The lead guest is responsible for damage, breakage, staining, missing items and repairs caused by any guest, visitor, pet or supplier introduced by them, beyond normal wear and tear. Costs include repair or replacement and any technician or call-out fees.
12. Keys and access devices
Please take care of all keys, fobs, remotes and access cards. A lost key fee of €100 applies, plus any locksmith, lock replacement or call-out costs. Call-outs caused by avoidable lock-outs or misuse are charged at cost.
13. Cleaning
Standard cleaning is included. If the property needs cleaning beyond the standard level, for example excessive rubbish, stains or smoking, an additional cleaning fee of €200 per day may apply.
14. Personal belongings and safety
Neither Aura nor the owner is liable for loss, theft or damage to guests' belongings, valuables or vehicles, or for accidents arising from failure to supervise children or reckless use of pools, terraces and lake-facing areas, except where liability cannot be excluded by law.
15. Access to the property
Our team and authorised contractors may enter the property when reasonably necessary for housekeeping, maintenance, inspections or emergencies. Where possible, we will let you know in advance.
16. Breach
If guests seriously or repeatedly breach these conditions, for example over-occupancy, an unauthorised event, serious disturbance, damage or illegal activity, we may end the stay immediately without refund.

18. Governing law
These conditions are governed by Italian law. Where you book as a consumer, the competent court is the one where you live, under the Italian Consumer Code. Otherwise, the courts of Como have jurisdiction.
